Description
Ward Construction Co. was selected as the CM/GC through an interview process. Ward kept the construction on time and in budget from schematic design to construction documents. One of the challenges for this project was the City’s delayed permit approval process which created upfront and ongoing schedule impacts yet we were still able to complete on time. In addition, Ward needed to keep the existing 10,000 sf facility (on a 2 acre site) operational while building the new 20,000 sf facility only 10 feet away. This resulted in a two-phase schedule and a flexible plan to keep their facility operational and accessible. Also, there was a significant challenge in building the high end finished Mikvah pools (which are used for religious cleansing). These pools utilized a specialized rain water collection system to fill them along with complicated construction of the immersion pools and concrete storage pits to keep the religious experience pure. The project also incorporated a full kosher kitchen. Significant components of construction included: complete site work, demo of existing building, play field, parking lots, biblical garden, playground, concrete foundation, steel frame, detail veneer brick work, extensive millwork, wood doors, EPDM roof, cement fiber board siding, drywall finished, ceramic tile, stone tile, carpet, folding panel and accordion partitions, mechanical, fire protection and electrical with a full lighting control system.
